Remodeling a kitchen is an exciting project, but it’s also expensive. You can spend a few thousand for a small facelift or over a hundred thousand on a major renovation. How can you get the best return on your investment (ROI) for the money you put in?

A recent Realtors survey found that 80% of homebuyers say the kitchen is one of their top-three important spaces to love in a house. Let’s see how buyers reward a newly renovated kitchen according to Remodeling’s 2018 Cost vs Value report:

  • A minor kitchen remodel ($21,000) recoups 81% of the cost on average
  • A major midrange remodel ($63,829) recoups 59% of the cost on average
  • A major upscale remodel ($125,000) recoups 53% of the cost on average

You can see that a minor remodel recuperates more of its cost. But before you jump in, let’s take a minute to check out what buyers like to see inside a new kitchen. These tips are pretty basic, and following them can really push up the return you get on your investment.

If you are in your forever home and never plan on selling, much of what we are about to say won’t apply. You can feel free to go all out with black cabinets or reclaimed wood countertops. However, hot design trends don’t always give you the best ROI. There are certain things that buyers like to see, and including them will make your life as a seller easier.

You may love dark cabinets, and many people do. However, people have a love-hate relationship with dark cabinets. The color tends to split buyers in half: some will love it, and some won’t. The buyer with the best potential offer for you may decide to avoid the house because of the cabinets, and you don’t want that to happen.

Light cabinets, while not always featured on trendy design shows, do appeal to more people. They feel less imposing and can open up small spaces. Fewer buyers are turned off by light cabinets as opposed to dark.

When it comes to great kitchen lighting, you have options. To bring in some elegance you can use hanging lights with designer shades. Under-cabinet lighting is another great way to improve the look of your kitchen. It gives people a gentler lighting option for late-night snack time.
